Government Expands New Homes Accelerator to Tackle Housing Delays
In a significant move to address the UK’s ongoing housing crisis, the government announced the expansion of its New Homes Accelerator programme, aimed at expediting the construction of over 125,000 homes that have been facing delays. This initiative will now extend support to smaller development sites, specifically those with under 500 homes, and includes the introduction of a new London-focused service to stimulate housing development in the capital.
Government Initiative to Boost Homebuilding
The Housing Secretary has urged developers, landowners, and local councils to identify additional sites that require government assistance through this programme. As part of its second phase, the Accelerator is collaborating with planning experts to facilitate the advancement of construction projects throughout the country. Previously, the programme has already benefitted over 48,500 homes, with coordinated efforts substantially addressing barriers related to planning and infrastructure.
New Sites Added to the Programme
As the initiative grows, seven more sites have been incorporated, particularly in priority growth regions such as the East Midlands, East of England, and South East. These new additions are set to create approximately 11,400 homes and include:
- Land West of Howes Lane, North West Bicester
- Himley Village, North West Bicester
- Hawkwell Village, North West Bicester
- Wretchwick Green, South East Bicester
- Stewartby Brickworks, Bedfordshire
This expansion is part of a broader government strategy to construct 1.5 million homes and enhance economic growth across the nation.
Government Officials Respond
Housing Secretary Steve Reed highlighted the pressing need to provide housing solutions for families and young individuals. He emphasised the government’s commitment to removing obstacles that hinder homebuilding and expressed confidence that this new phase of the initiative will lead to increased construction activity.
Chancellor of the Exchequer Rachel Reeves described the New Homes Accelerator as a vital tool in the government’s growth strategy, aimed at restoring confidence and generating real investments. She noted its potential to create jobs and facilitate access to quality housing for many people across the nation.
Focus on London and Collaboration with Local Authorities
The latest phase also introduces ‘NHA LDN,’ a special programme tailored for London, which will be operated by the Greater London Authority (GLA). A new planning support service termed ‘ATLAS LDN’ will assist local boroughs in overcoming development hurdles. This approach aims to unite various stakeholders, including developers and local authorities, to streamline the progress of housing projects in the capital.
Addressing Systemic Issues
Efforts are in place to tackle common developmental impediments by enhancing collaboration between government bodies and utilities. The GLA is focusing on critical infrastructure needs like schools and healthcare facilities to unlock further housing potential. Already, some stalled sites in London are receiving support to help expedite the delivery of homes.
Background
The New Homes Accelerator was first launched in 2024 to expedite housing development by overcoming regulatory challenges and planning delays. With the pressing need for housing in the UK, this expanded initiative is seen as crucial in addressing the backlog and serving families who aspire to own homes.
