Fraud Investigation Launched into Home REIT’s Management
The Serious Fraud Office (SFO) has embarked on a significant operation today, executing raids and making arrests as part of a new inquiry into alleged bribery and fraud linked to the previous leadership of Home REIT, a publicly listed UK social housing firm. The total estimated financial misconduct is around £300 million.
Raids and Arrests Across the UK
Investigators from the SFO conducted searches at residences in Altrincham, Maidenhead, and London, as well as at a commercial site in Manchester. The operation received support from the National Crime Agency.
Home REIT’s Role in Social Housing
Established in 2020 and listed on the London Stock Exchange, Home REIT raised over £850 million during its first three years by investing in social housing initiatives. The company marketed itself as a provider of housing solutions for vulnerable groups, including rough sleepers, veterans, and those battling addiction. Investors were assured that their capital would fund the acquisition and refurbishment of properties, leading to rental income.
Concerns and Suspension of Trading
In November 2022, an investor report highlighted serious worries regarding Home REIT, particularly about property valuations and tenants’ ability to pay rent. Following these revelations, trading was halted on the London Stock Exchange in January 2023.
International Dimensions of the Investigation
As part of the broader investigation, Italian authorities, specifically the Guardia di Finanza, also executed a search at a residence in Venice, indicating the inquiry’s international reach.
Statements from Officials
Emma Luxton, Director of Operations at the SFO, commented:
The rise of this company was remarkable, as it invested millions in real estate intended for the most vulnerable members of society while offering returns to investors.
The circumstances surrounding its abrupt downfall have resulted in numerous unresolved questions. Our operation today aims to further our investigation into the allegations of bribery and fraud.
Solicitor General Ellie Reeves MP also provided her perspective:
The allegations we are facing are profoundly serious. Promises were made to vulnerable individuals, including rough sleepers and veterans, for housing, while investors were assured of financial returns. Both parties deserve full transparency.
Fraud is a crime that inflicts substantial harm upon individuals and erodes business trust. I fully endorse the SFO’s investigation, which includes collaborations with enforcement agencies both domestically and internationally.
Background
This investigation comes at a crucial time as the UK grapples with housing shortages and societal concerns regarding the welfare of its most vulnerable citizens. Home REIT’s intended mission to provide housing solutions under the premise of social responsibility has taken a sharp turn, raising questions about corporate governance and accountability in the social housing sector.
